How to Get Real Estate Clients With YouTube, Medium, Substack & AI

I'm going to show you a really easy way for real estate agents to get clients using YouTube, Medium, Substack, and AI.
You can take one simple YouTube video and turn it into articles, Shorts, and social media posts that help potential clients find you.
I'll show you exactly how I do this myself.
For this article, I started with the video below to help write the article you are reading right now.
Start With One Simple YouTube Video
First, make a simple video about real estate in your local area.
You don't need a fancy studio or expensive equipment. Just sit in front of your computer and talk about something potential clients would find useful.
I use Podsplice to record my videos. It's browser-based, easy to use, and doesn't require complicated editing software.
Look at this recent video I made with Podsplice. Notice the AI editing with the cool map and graph near the beginning.
For example, if you're a real estate agent in Chicago, you could make videos like:
Best Chicago Neighborhoods for Young Families
Safest Neighborhoods in Chicago
Best Areas to Buy a Home in Chicago
Where to Live in Chicago if You Work Downtown
Best Chicago Neighborhoods for First-Time Homebuyers
These are exactly the types of things people research when they're thinking about buying a home.
And instead of cold calling strangers, you're making content that people actually want to find.
Use ChatGPT to Turn Your Video Into Substack and Medium Articles.
This is the cool part.
You don't have to sit down and write a new article from scratch.
You've already made the content!
Here's my process.
Step 1: Copy the YouTube link to your video.
Step 2: Search Google for "YouTube Transcript Generator." There are many free tools that let you paste your video URL and copy the transcript.
Here is a transcript generator that I use. (You don't need a login or anything)
Step 3: Open ChatGPT and paste your transcript.
Then ask:
"Here is my transcript. What are the main points I made?"
ChatGPT will organize everything you talked about.
Next, ask:
"Map out an article for Medium based on my main points."
And finally:
"Write out the full article."
That's it.
Of course, I don't recommend just blindly publishing whatever ChatGPT writes.
In fact, you shouldn't do that. AI slop is a real problem.
But because you already gave the AI a transcript of a video that you made, the main points in the article are not from AI. They are your own thoughts, ideas, and examples. This is key.
I spend about 10 minutes reading through the article, editing things, and making sure it sounds like me.
But here's the important distinction.
Remember, this isn't just AI writing random content. These are YOUR ideas.
You're simply using AI to turn something you already said into a different format.
A lot of content creators prefer Claude for writing over ChatGPT. If you want to use Claude, then go ahead. I'm just showing you the main workflow.
Why Substack Is Great for Real Estate Agents
I have over 1k subscribers on my Substack.
It's free to use, and it brings me a lot of new eyeballs and sales.
Imagine you're a real estate agent in Chicago who regularly publishes articles about the best neighborhoods, local housing trends, and places to live.
People interested in Chicago can discover your content and subscribe.
Now, whenever you publish another article, you have an audience you can reach directly by email. Substack emails every subscriber your new articles. You aren't relying on the algorithm as much as you are on social media platforms.
Substack also has its own discovery features, so you aren't relying entirely on Google either.
Here is a viral post I wrote on Substack where I compared Substack vs. Medium.
And you don't even have to write something completely new. Just publish the article you created from your YouTube video.
Why Real Estate Agents Should Also Use Medium
I also publish on Medium. I have over 7300 followers there. Check out my Medium.
Medium is another publishing platform, but I find it's particularly useful for reaching people through Google search. I've had articles on Medium that got over 100k clicks from Google search alone. That volume isn't the norm, but many of my Medium articles do very well in Google search.
In the real estate agent example, someone might search:
"Best neighborhoods in Chicago for young families"
And potentially discover your Medium article.
Now they know who you are, they've seen your expertise, and they might even watch your embedded YouTube video. (You should embed your YouTube video within your Substack and Medium articles, just like how I embedded my videos in this article.)
You can publish the exact same article on Medium and Substack.
The point is simple.
One article. Two platforms. Two different opportunities for people to discover you.
Turn Your Real Estate Videos Into Shorts
Remember that original YouTube video?
We're not finished with it yet.
With Podsplice, you can take your long-form video and turn it into vertical Shorts with subtitles.
Then publish those clips to platforms like YouTube Shorts, Instagram, TikTok, and Facebook.
You don't have to record anything new.
You're just taking the best parts of the video you already made and distributing them to more places.
This is how one simple recording session can create a whole bunch of content.
Turn Your Content Into Real Estate Leads
Getting views is great.
But you're a real estate agent. You want clients!
That's why you need somewhere to send people who are interested in working with you.
Podsplice has a feature called Pods, which lets you create your own personalized landing and booking page.
For example, imagine you're Mike, a real estate agent in Chicago.
You could create a page where potential buyers answer a few questions:
What's your budget?
Are you currently living in Chicago?
What type of home are you looking for?
When are you planning to buy?
Then they can book a time directly on your calendar.
You receive their information and can follow up with someone who is actually interested in your services.
Here is an example booking page for Mike. I made it with Podsplice.

You should put your booking link in your YouTube description, first comment, in your Medium articles, and in your Substack posts.
People discover your content, learn about you, and have an easy way to book appointments with you.
No cold calling required. These Podsplice Pods allow you to make an onboarding quiz if you want to, as well as book appointments through a working calendar.
Here is Mike's real estate Pod with a simple quiz.

One Video. Multiple Platforms. More Potential Clients.
Think about what you've just done.
You sat down in front of your computer and recorded one video about your local real estate market.
From that one recording, you now have:
A full YouTube video
An article on Medium
An article on Substack
Multiple Shorts for social media
A booking link where potential clients can contact you
And you didn't have to create five different pieces of content from scratch.
You just took one idea and repurposed it.
Then you move on to your next video.
Imagine doing this consistently for six months, building up a library of useful content about your local real estate market.
Instead of constantly chasing potential clients, you're giving people more opportunities to discover you when they're actually looking for real estate information.
That's a much better use of your time than spending hours cold calling or attending networking events you don't even want to attend.

You don't need to make content creation your full-time job.
You just need a simple system you can repeat.
